Topic: Real Estate Math
Learn how to calculate the net operating income, return on investments, financing costs, cap rates, and Internal Rate of Return for commercial real estate transactions. We will cover a brief explanation of these commonly-used terms and will work through a few examples together. The hope is that understanding the math behind the real estate transaction will add value to your practice and just may surprise and impress your clients.
Speaker: Marissa Ulstad
Marissa Ulstad has been with the Minneapolis NCS office for the past 6.5 years. During the first 5 years, she was senior escrow office/underwriting counsel and closed and underwrote transactions for many of the office’s large portfolio clients. For the past 1.5 years, in addition to closing and underwriting transactions, she has taken on the added responsibility of serving as the manager of the Minneapolis office’s construction disbursing team. Prior to joining First American, Marissa was in private practice with the commercial real estate and lending group at a local law firm for 5 years, where she represented developers, owners, landlords, tenants, contractors and lenders in commercial real estate transactions at the local and national level. Her work there also included providing counsel to address and resolve a broad range of title issues. Prior to joining the law firm and while attending law school, Marissa worked for a Minneapolis-based real estate developer, where her team managed varied aspects of real estate development including site selection and acquisition, marketing, design and engineering, municipal and other governmental approvals, and securing financing.
Marissa earned her B.A. degree at Appalachian State University in Boone, North Carolina, and her law degree at Hamline University School of Law in St. Paul, Minnesota. She has been a member of the Minnesota Shopping Center Association since 2008 and has served on numerous committees over the years. In her free time, Marissa enjoys relaxing at the family cabin on Lake Superior with her husband and 3 children, duck and pheasant hunting with her Golden retriever (the 4th child), and traveling.
